Take a breath. Here's what you're probably wondering.

Mold in a report feels scary, but it rarely ends a sale. In most cases, the home you fell in love with can still be the home you move into.

Does this mean we should walk away?

Usually not. Mold shows up in a lot of New Hampshire inspections, most often in attics and basements, and it's usually something that can be cleaned up and fixed before closing.

Is the report saying it's serious?

Not necessarily. Some inspectors take an air or surface sample, and others note staining they can see. Either way, it's a starting point, not a verdict. Jeremy looks at where it is, how much there is and what's causing it, and tells you honestly, even when the answer is "it's minor."

Do we need expensive lab testing?

Often not. According to the EPA, when mold is visible, sampling is usually unnecessary. If the buyer would like testing after the work is done for peace of mind, that's always welcome.

Will it just come back?

Not if the moisture is fixed, and that's where Jeremy starts. In New Hampshire attics it's usually a bathroom fan venting into the attic, blocked soffit vents or ice dams. In basements it's usually water getting in or high humidity.

Can it really be done before closing?

Usually, yes. Jeremy schedules around your closing date. Ask your agent when your inspection deadline is, and get a written scope and price before it so everyone is working from real numbers.

Who pays for it?

That's part of the normal back-and-forth. Sometimes the seller has it fixed before closing, sometimes there's a credit or a price adjustment, and your agent will guide you. If the seller is fixing it, they can pay Jeremy at closing, so no one has to find cash mid-move.

Will the buyer be covered after moving in?

Yes. The 3-year warranty transfers into the new owner's name, along with the written scope and before and after photos. If anything comes up later, the buyer calls Jeremy.

Sellers: should we just paint over it?

Please don't. The EPA advises against painting or caulking moldy surfaces, and paint over mold tends to peel. Doing it the right way is what keeps the deal together.
